FHA offers two types of 203 K rehab loans and can be used in a number of ways. It can be used to upgrade, remodel or just make your property liveable. If your project is less than $35,000, you can obtain what is called a 203K Streamline Loan. If your project is more than $35,000 you will need a full blown 203K Loan.(Regular 203K loan) In order to utilize a 203 K rehab loan, the home must require a minimum of $5,000 in repairs and/or upgrades.

If you are doing a streamline you will only need a Home Inspection... (PLEASE MAKE SURE YOUR HOME INSPECTOR CAN LET YOU KNOW WHAT FHA PROPERTY CONDITIONS WILL NEED TO BE REPAIRED/REPLACED IN ADDITION TO HIS/HER PROPERTY REPORT)
 

If you are doing a Full Blown 203K you will need a HUD Consultant to write up your repair list... You will not need a separate Home Inspection, the HUD consultant will perform the inspection with the write up...
